A second home should make the time you spend in Marbella easier to enjoy. The right location depends on what an ordinary day looks like: walking out for breakfast, playing golf, spending the afternoon by the sea, or staying at home with family and guests.
The Golden Mile, Nueva Andalucía and East Marbella offer different starting points for that search. None is a single, uniform market. Choose the daily routine before choosing the address. Then assess the particular street, community and property against it.
Define the areas before comparing them
Here, Golden Mile means the residential corridor between Marbella town and Puerto Banús, including coastal and hillside settings. Nueva Andalucía refers principally to the residential neighbourhoods inland from Puerto Banús, including the golf-valley setting. East Marbella covers several distinct locations east of town, including Los Monteros, Elviria and Cabopino.
These are practical search areas, not interchangeable statistical boundaries. An advertisement may use a broad location label. Ask for the exact position before comparing prices or arranging a viewing. Marbella’s municipal beach directory is a useful geographical reference, listing individual beaches rather than treating the coastline as one destination. [1]
Golden Mile: start with the coastal lifestyle
For buyers who want beach walks and established dining destinations to shape their visits, the Golden Mile deserves early consideration. Puente Romano is one of its reference points; the resort’s own contact information places it on Bulevar Príncipe Alfonso von Hohenlohe. [2] Proximity to a hotel or restaurant does not, however, mean a home includes access to its facilities.
The search can include apartments in landscaped communities, penthouses, townhouses and detached homes. The current Milan Advisory Marbella catalogue illustrates the variety with properties in Puente Romano, La Trinidad and Oasis Club. These are examples of different residential settings, not a representative price sample. [3]
Beachside and hillside addresses involve different routines. Test the actual route from the front door to the beach, including crossings, gradients and the return journey. A quieter elevated setting may suit a buyer who values privacy and views; someone expecting to walk everywhere should judge it by a different brief.
At a viewing, listen from the terrace as well as inside. Check access from the garage, lift provision and the distance through the development to its pedestrian exit. For a short stay, these small practical details can matter as much as an impressive entrance.
Nueva Andalucía: build the search around golf and home life
Nueva Andalucía is a logical place to investigate when golf forms a regular part of the week. The municipal tourism directory locates Los Naranjos Golf Club at Plaza Cibeles in Nueva Andalucía. [4] Buyers should check membership, visitor access and booking arrangements directly with the clubs they intend to use.
The residential choice is broader than a golf-front villa. Apartments, penthouses and homes in communities can also suit a second-home brief. Our catalogue’s Los Arrayanes penthouse is one illustration of an elevated apartment setting in Nueva Andalucía; its listing is property-specific evidence, not a statement about every home in the area. [5]
Plan for the journeys you will repeat. Walk or drive to the supermarket, preferred restaurants and golf club from the actual property. Do not translate proximity to Puerto Banús on a map into a promise of comfortable walking access. Routes, slopes and parking deserve their own inspection.
A buyer hosting family may prioritise bedroom separation, outdoor dining and easy parking over the shortest route to the coast. Someone visiting alone for long weekends may prefer a smaller home with less to organise. Both can be sensible choices within the same search area.
East Marbella: choose the neighbourhood, then the home
East Marbella should be approached as several searches rather than one large alternative to the Golden Mile. A coastal apartment in Los Monteros, a home in Elviria and a property near Cabopino can produce quite different patterns of beach access, shopping and evening plans.
Cabopino’s setting includes the Dunas de Artola o Cabopino, identified by the Junta de Andalucía as a protected natural monument. [6] That landscape is a reason to explore the area; it does not establish the planning position or future outlook of any individual property.
A coastal address is not the same as convenient beach access. Check the route, the entrance you would actually use and any road crossing. For a property further inland, assess the drive back after dinner and the ease of reaching everyday services. Visit the surroundings beyond the development’s own gates.
Do not assume that East Marbella automatically means a lower budget. A beachfront penthouse and an inland apartment serve different briefs. The catalogue’s La Morera Playa penthouse in Reserva de los Monteros illustrates the presence of substantial coastal apartments in this part of Marbella. [7]
Compare the same brief across all three
Before discussing which area offers better value, hold the requirements steady: usable bedrooms, internal space, terrace, outlook, parking, condition and genuine access to the places you will use. Compare a total ownership budget, allowing for purchase expenses, any immediate works and recurring costs.
A larger home is not automatically the better second home. More outdoor space can mean more maintenance; a smaller apartment in a well-run community may be easier to leave unattended. Equally, shared facilities come with costs and rules that need to fit your expectations.
Request current community budgets, recent meeting minutes, information on planned works and a realistic maintenance proposal. Ask who holds keys, checks the property between visits and responds to problems. These questions apply across all three locations, rather than belonging to one type of neighbourhood.
Use the viewing trip to test the decision
Organise viewings around complete days rather than a list of impressive interiors. Arrive by the route you would use from the airport, leave the car where it would normally stay, and make the journey to lunch or the beach. Return to the leading candidates at a different time of day.
Test the home in the season you intend to use it. For winter stays, assess light, heating, terrace exposure and the services you expect to rely on. For summer use, investigate shade, cooling, noise and parking. An October visit alone cannot settle every question about August.
If letting the property is part of the plan, arrange a separate, current assessment of the permissions and restrictions affecting that exact home before relying on rental income. This location guide does not assess rental eligibility or forecast yields.
Make the shortlist reflect your priorities
Start with the Golden Mile if coastal walks and established destinations are central to your brief. Give Nueva Andalucía serious attention if golf and the home’s everyday practicality come first. Explore East Marbella neighbourhood by neighbourhood if you want to compare different beach settings and residential environments.
The best choice is the property whose compromises you understand. Milan Advisory Marbella helps buyers build a focused shortlist around that decision, comparing the actual setting, condition and ownership demands alongside independent legal and technical advice.
