What €1M, €2M and €5M Buy in Marbella in 2026

Marbella is not one property market with a single price level. It is a collection of highly local markets in which a few kilometres — and sometimes one road — can change the type, size and quality of property available for the same budget.

In August 2026, the average asking price across Marbella reached €5,956 per square metre, according to idealista. Yet the same dataset placed Nagüeles–Golden Mile at €8,336/m², Nueva Andalucía at €6,239/m² and Elviria–Cabopino at €4,623/m². These are advertised prices rather than completed transaction values, but they illustrate why a budget must always be interpreted through location and product.

So what should an international buyer realistically expect at €1 million, €2 million or €5 million?

Before comparing budgets: asking price is not market value

Averages are useful for orientation, not valuation. They combine renovated and dated properties, apartments and villas, strong and compromised positions, and motivated and aspirational sellers.

At the upper end, the range becomes wider still. Marbella’s 2026 market report from Panorama notes asking levels of €16,000–€21,000 per square metre for some branded new-build apartments in prime Golden Mile locations. A municipal average therefore says very little about the cost of a specific frontline, branded or genuinely scarce property.

The comparisons below refer to purchase price only. Taxes, legal work, notary and registry fees, financing costs where applicable, furnishing and renovation should be budgeted separately.

Average asking prices in August 2026: Nagüeles–Golden Mile €8,336/m²; Nueva Andalucía €6,239/m²; Marbella municipality €5,956/m²; Elviria–Cabopino €4,623/m².

The same budget buys a very different property depending on the micro-location. Average advertised prices ranged from €4,623/m² in Elviria–Cabopino to €8,336/m² in Nagüeles–Golden Mile in August 2026.

What approximately €1 million buys

At this level, Marbella offers genuine choice, but not every premium characteristic in the same property.

The most realistic target is a well-presented two- or three-bedroom apartment in an established community. Depending on age, condition and exact position, the search can include Nueva Andalucía, Marbella town, San Pedro de Alcántara, Río Real and East Marbella. Elviria and Cabopino generally offer more space for the money than the Golden Mile, while Nueva Andalucía offers stronger proximity to golf, restaurants and Puerto Banús.

A townhouse may also be possible in an inland or less prime micro-location, particularly if the buyer accepts an older finish or some renovation. A detached villa at this price normally requires a clearer compromise: distance from the coast, plot size, condition, road exposure or location outside Marbella’s most sought-after addresses.

The sensible expectation is quality in two or three priority areas — not perfection in all of them. A buyer may secure location, condition and terrace space, for example, but probably not those features together with frontline sea views, new construction and a prestigious Golden Mile address.

At €1 million, the strongest acquisitions are usually the ones with a clear resale audience: practical layouts, usable terraces, good natural light, parking, sensible community fees and year-round accessibility.

What approximately €2 million buys

Around €2 million, the buyer’s options become materially broader. The budget can open the door to larger three-bedroom apartments and penthouses with better views, more complete communal facilities and stronger positions within Nueva Andalucía, Río Real, East Marbella or selected developments close to the Golden Mile.

It can also bring modern or comprehensively renovated villas into consideration in parts of East Marbella, the golf valleys and Marbella’s wider residential belt. The trade-off is often between a larger private home outside the most prestigious postcode and a smaller, lower-maintenance property closer to the beach and central amenities.

On the Golden Mile itself, €2 million is an entry point, not a blank cheque. Buyers may find attractive apartments in established communities, but the most fashionable beachfront developments, branded residences and best-in-class penthouses sit in a different price category.

At this budget, buyers should be especially careful not to pay a new-build premium for specifications that are visually impressive but ordinary in construction, orientation or long-term usability. Floor plan, privacy, noise, sun exposure and community quality often matter more than a long amenities list.

What approximately €5 million buys

At €5 million, a buyer enters Marbella’s prime market. This can secure a substantial renovated villa in Nueva Andalucía or East Marbella, a high-quality home in Sierra Blanca or another gated hillside community depending on condition and plot, or an exceptional apartment or penthouse in a recognised coastal development.

The budget can provide meaningful privacy, architectural quality, mature landscaping, open views and generous indoor-outdoor living. It also allows the search to focus more selectively on scarcity: a superior plot, a protected outlook, walking distance to the beach or an established community with consistently strong demand.

But prime does not mean unlimited. €5 million does not automatically buy Marbella’s trophy product. The best frontline beach villas, exceptional new-build mansions, branded residences and irreplaceable plots can command substantially more. Even at this level, buyers still choose between address, land, sea views, newness, scale and absolute privacy.

The due diligence also becomes more important, not less. Large villas can carry significant running costs, and a visually spectacular property may have planning, renovation, access or liquidity considerations that are not visible during a viewing.

A practical way to think about the three budgets

At €1 million, the objective should be to identify the best combination of fundamentals and avoid paying for superficial presentation.

At €2 million, the main decision is usually between a stronger location and a more substantial property.

At €5 million, the question changes again: which genuinely scarce characteristics justify the premium, and will the property remain desirable when the market becomes more selective?

Across all three budgets, the best purchase is rarely the property with the longest feature list. It is the one in which location, condition, legal position, ongoing costs and future resale demand are aligned with the buyer’s real objectives.

The advisory conclusion

Marbella offers meaningful options at each of these levels, but headline budgets are only the beginning of the search. The same €2 million can buy a larger villa inland, a modern apartment near the coast or an older property in a more established prime address. None is inherently better; each serves a different buyer.

A disciplined search should therefore begin with priorities rather than portals: intended use, preferred lifestyle, acceptable maintenance, time horizon and the compromises the buyer is genuinely willing to make.

That is how a budget becomes a strategy — and how a broad Marbella search becomes a focused acquisition.

Market data note: asking-price data is from idealista’s Marbella price report for August 2026, whose methodology was updated in July 2026. The ultra-prime new-build range is from the Panorama Marbella Property Market Report 2026. Asking prices are not completed transaction prices and should not be used as a substitute for a property-specific valuation or comparable-sales analysis.
